Ron Spraggins, CCIM

Founder / CEO

He has personally closed over 130 sales.

RON ALSO HAD THE LARGEST APARTMENT SALE OF THE DECADE WITH THE CLOSING OF THE 440 UNIT GRAND RIVER CANYON COMPLEX.

Grand River Canyon was the 2nd largest apartment sale in Colorado Springs history, in terms of units. Commonwealth represented both the buyer and the seller.

The complex had been listed previously by Marcus Millchap and other national brokerage firms for many months without any sales success. Spraggins sold to a local investor who bought his first apartment from him in the early 1990’s.

• Ron is a nationally recognized expert in the apartment field.

• He is the past President of the following: State of Colorado Apartment Association, Colorado Springs Apartment Association, and the Colorado/Wyoming CCIM Chapter.

• Ron was a Senior CCIM Instructor in two courses for 13 years and taught week long classes to over 6,000 top brokers in every major city in the USA, including Hawaii and Alaska.

• He was one of two brokers selected to teach the CCIM courses for Coldwell Banker and Grubb-Ellis managers. He was one of three CCIM Instructors chosen to teach the RTC, FDIC, and FLSIC personnel CCIM courses during the RTC era.

• Ron has also been an instructor for advanced real estate courses for the University of Colorado and Oklahoma State University.

• He authored and taught the advanced national CCIM course “How to List and Sell Apartments.” Ron also was a co-author for the apartment section of the CCIM course on Marketing Research. He has authored articles for the national acclaimed “Real Estate Today,” “CI Journal," and “Real Estate Observer” magazines.

Other recognitions include:

• “Owner-Operator of the Year” from the Colorado Apartment Association

• “Salesman of the Year Award for Colorado Springs” (twice)

• Listed in “Who’s Who in Real Estate”


Ryan Spraggins:
Vice President of Research

Ryan has been involved in the apartment business for 17 years. Ryan’s formal training includes 5 years of study at the University of Colorado, Ft. Lewis College, and Pikes Peak College where he majored in computer science. He is responsible for Commonwealth’s surveys on apartment sales and vacancy / rental rates.

 

Commonwealth’s data bank is the largest compilation of apartment data in Colorado Springs. Commonwealth has complete sales and vacancy / rental rate data on the local market covering 1970 to present. The majority of all complexes consisting of 30 units or more are included. The data bank consists of nearly 300 complexes, representing over 30,000 units. This data is maintained current through daily interaction with resident managers, management firms, and owners.

 

Ryan started in the apartment business by mowing lawns and doing maintenance work on Commonwealth’s partnership properties.  He has learned the business from the ground floor up. He is currently obtaining his Colorado Broker’s license and will move into the sales department in May of 2005.

 

He is currently involved with assisting our licensed brokers in the sales process, including being involved in the largest sale of the decade (The 440 unit Grand River Canyon) and the sale of the Oasis apartments - 252 units.


Shane Spraggins
President of Sales

Shane represented the seller in the LARGEST APARTMENT SALE OF THE DECADE, the Grand River Canyon-440 UNITS. He also had a record sales year in that year; placing him 3rd in the top apartment brokers for sales volume (Commonwealth had 2 of the top 3 brokers).

 

Shane started learning the apartment business 24 years ago with Commonwealth. He began by learning the maintenance end of operating apartments, doing lawn mowing, repairing appliances, etc. He then moved up to managing the on-site personnel of one project. His next position was Supervisor of all complexes. Shane’s next step was to learn the numbers of an investment.

 

He was sent to Dallas to complete the 6 day CCIM course on analyzing an investment, which included determining the NOI, IRR, NET PRESENT VALUE etc.

 

In 1996 Shane obtained his Colorado Brokers license and moved into the sales department. He has been active in sales for almost 20 years.


Kimberle Spraggins

Kimberle is a licensed Colorado broker who has been quick to learn the sales business. She is a natural born salesperson and will soon be one of the top brokers in our area. She also had a record sales year.

 

In addition to her sales ability, Kimberle has a unique gift when it comes to preparing sales flyers, brochures, and other sales presentation items. She will be working full time, creating and bringing to life the presentation items we will use to get prospective buyers’ attention.
